McGuffey Park HOA Meeting Minutes
(September 19, 2009)
***The meeting began at
approximately 2:15 PM***
1. Joanne Bennett announced her resignation as director.
2. Brad Beckham and Craig Scott were appointed by Jerry Perryman as new Directors (appointments were made because a quorum was not present).
3. Jerry Perryman proposed a dues increase of $27, to $200 per year. Since this increase is greater than a 5% increase over the previous year’s dues, a special called meeting will be needed to vote on the increase. Lot owners will need to be notified of this meeting in a letter sent via USPS, at least two weeks prior to the proposed meeting. Again, a quorum must be present for any business to be conducted. (A quorum in this case would need to be twenty-one lot owners.) Richard Libel (sp?) suggested including dues paid by other subdivisions as a comparison for those members of our community. He, also, is the one who helped facilitate the meeting with his knowledge of the covenants.
4. New Business:
a. __________________ was concerned about people parking in the street between the hours of 12:00 AM and 8:00 AM. It was proposed by the Board of Directors to visit with the repeat offender(s), and if this was unsuccessful, then have the HOA’s attorney send a letter regarding the violation. The offender would be responsible for the attorney’s fees.
b. It was proposed by Jill Perryman that we have a special called meeting to
review the covenants. This could be done in conjunction with the special called
meeting to vote on the dues increase. Covenant violations of concern are quiet
hours infractions, parking vehicles on the street at night, and RV’s or work trailers
being left in the driveway for an extended period of time.
c. __________________ was concerned about broken sidewalks in McGuffey
Park. The City of Ozark is responsible for sidewalk maintenance, and they will
be contacted by the Board of Directors.
d. It was suggested by Joanne Bennett and Craig Scott to have a Family Day at
the pool during the summer.
e. Ron Pennington reminded the Board of Directors that there had been some
previous discussion at a prior meeting regarding the formation of a neighborhood
watch program.
f. Joanne Bennett suggested adding an additional dusk-to-dawn light pole at the
pool to help illuminate a dark area near the kiddie pool. She also mentioned that
the monthly cost incurred to have this additional light would be $38.55.
